Rhode Island Immigration Status Ban 2025: Landlords and Property Managers Can't Ask About Status

A Rhode Island landlord who asks a prospective tenant whether they're a citizen, or requires a statement about immigration status before renting to them, has been breaking state law since July 2, 2025. The new statute bars that inquiry outright, while still leaving standard financial screening and identity verification fully intact.

Rhode Island Rent Payment Fee Ban 2025: Landlords Can't Charge Convenience Fees on Rent Payments

A Rhode Island landlord who charges every tenant a convenience fee for paying rent online, with no other way to pay without that extra charge, has been out of compliance since January 1, 2025. The fix is straightforward: offer at least one payment method that carries no convenience fee at all, and the fee ban no longer applies.

Rhode Island Lease Disclosure Law 2025: Additional Fees Must Be Disclosed Alongside the Rent

A Rhode Island landlord who mentions an amenity fee or a pet fee only after a tenant has already moved in, with no mention of it anywhere in the lease, has been out of compliance since January 1, 2025. The disclosure requirements reach beyond just listing fees: utility responsibility and any renters insurance requirement now have to be spelled out too, with a real financial consequence for skipping any of it.
