Jurisdiction key details

Rent cap · Detail

No statewide rent cap or guideline; AS 34.03 (URLTA) leaves rent to the rental agreement. AG guide: landlords may raise rent without limit provided proper notice is given.

Deposit cap · Detail

Security deposit plus prepaid rent may not exceed two months' rent; cap does not apply where monthly rent exceeds $2,000. An additional pet deposit of up to one month's rent is allowed (service animals excluded).

Rent increase notice · Detail

AG guidance: at least 30 days' notice before an increase takes effect in a month-to-month tenancy (mirrors the 30-day periodic-termination notice); rent in a fixed-term lease cannot change until the term ends unless the lease says so.

City rules · Detail

No Alaska statute expressly preempting local rent control was located, and no municipality (incl. Anchorage) is known to have a rent-control or just-cause ordinance.

Just cause · Detail

Either party may end a month-to-month tenancy with 30 days' written notice (14 days week-to-week) without stating a reason; fixed terms expire by their terms. Retaliation and discrimination limits still apply.

Return deadline · Detail

Refund (itemized) within 14 days after termination and delivery of possession where tenant gave proper notice and no damage beyond wear; 30 days if deductions for damage are taken or tenant failed to give proper notice.

Nonpayment notice · Detail

Written 7-day notice of nonpayment and intent to terminate; tenancy terminates only if rent is not paid in full within the 7 days. Statute confirmed on mirror (AS 34.03.220(b)); AG guide cites AS 09.45.105 for the notice to quit.

Anchorage Relocation Assistance Law: What Owners Must Provide When Code Enforcement Issues a Notice to Vacate

Landlords in Anchorage must pay displaced tenants relocation assistance when a rental unit is declared unfit for human habitation and the tenant is issued a notice to vacate. This is a city ordinance, not a statewide Alaska requirement, so it applies only to rental property inside the Municipality of Anchorage.
