Jurisdiction key details

Rent cap · Detail

No statewide limit on rent increases; the Uniform Residential Landlord and Tenant Act is silent on rent levels, and local rent control is barred by statute.

Deposit cap · Detail

Security may not exceed one month's periodic rent, except additional amounts for pets, changes to the premises, or increased liability risks.

Rent increase notice · Detail

No rent-increase-specific notice; an increase in a month-to-month tenancy operates as a change of terms subject to the 30-day periodic termination notice (7 days week-to-week).

City rules · Detail

No local governmental unit may enact, maintain or enforce any ordinance, resolution or rule controlling the amount of rent charged for leasing private property (Acts 1993, No. 93-421).

Just cause · Detail

Landlord may end a month-to-month tenancy with 30 days' written notice (7 days week-to-week) without stating a reason; fixed terms expire on their own.

Return deadline · Detail

Refund with itemized written notice of deductions within 60 days after termination of the tenancy and delivery of possession (no tenant demand required).

Nonpayment notice · Detail

Written notice stating the unpaid rent and late fees; agreement terminates no sooner than 7 business days after receipt if not paid. Same 7-business-day cure for other material breaches.
