key details
Rent cap · Detail
No provincial limit on the amount of a rent increase; the Act only limits frequency (once per 12 months for periodic tenancies, none in first 12 months) and requires notice.
Deposit cap · Detail
Security deposit may not exceed 3/4 of the first month's rent for monthly and fixed-term tenancies, or 2 weeks' rent for week-to-week tenancies.
Rent increase notice · Detail
Written notice not less than 6 months before the effective date for monthly and fixed-term tenancies, 8 weeks for weekly; increase must start on the first day of a rental period; max once per 12 months.
City rules · Detail
Residential tenancy and rent rules are set exclusively by the provincial Act administered by Digital Government and Service NL; municipalities have no rent-setting or tenancy-termination power.
Just cause · Detail
Landlord may end a month-to-month tenancy on not less than 3 months' notice before the end of a rental period (4 weeks for weekly) without a stated ground; fixed-term agreements cannot be ended early by the landlord except for cause.
Return deadline · Detail
Refund-or-claim: within 10 days after the tenant vacates, landlord must return the deposit unless the landlord has a claim, in which case an application to the director must be made within that period.
Nonpayment notice · Detail
Monthly/fixed-term: once rent is 5+ days overdue, landlord may serve a termination notice of not less than 10 days (weekly: 3 days overdue, 3 days' notice). Tenant may void by paying arrears before the date, except after 2 notices in 12 months.
