How to import from a spreadsheet
Platuni provides a simple import workflow that reads your file, validates the details and creates your properties and units automatically.
Steps
- Go to the Properties section in your dashboard.
- Select the Import option.
- Download the provided template if it is your first time using the tool.
- Fill out the spreadsheet with your property and unit information.
- Save the file in the accepted format.
- Upload the completed spreadsheet.
- Review the preview screen, which shows how Platuni will interpret your data.
- Confirm the import.
Once processed, your properties and units will appear in your dashboard with the correct structure. If errors are found during validation, Platuni will show you which rows need attention before the import can continue.
Template fields to include
A clean and complete template is the key to a smooth import. Platuni uses specific columns to map your information correctly. Every row in the spreadsheet represents a unit, and properties are grouped automatically based on matching property level fields.
Below are the fields typically included in a standard import template.
Property level fields
These fields define the top layer of your structure. Units that share these values are added under the same property.
• Property name
• Property address
• City
• State or province
• Postal code
• Country
• Property type, such as single family, multi family or student housing
• Building name, if the property has multiple buildings
• Floor number if applicable
Unit level fields
These fields define the characteristics and financial structure of each unit.
• Unit number or unit name
• Unit type, such as studio or suite
• Bedroom and bathroom count if relevant
• Rent amount
• Deposit amount
• Utility rules, such as included or resident paid
• Additional fees if needed
• Availability status, such as vacant or occupied
• Unit tags, such as furnished or student housing

Common errors and how to fix them

If required fields such as Property name or Unit number are empty, Platuni cannot complete the import.

• Fill in any missing values.

2. Incorrect formatting
Common formatting problems include text in numeric fields, extra spaces, or unsupported characters.

• Remove symbols or characters that are not supported.
• Ensure rent amounts and deposit fields contain only numbers.
• Trim extra spaces at the beginning or end of entries.
3. Duplicate unit identifiers
If two units in the same property share the same unit number, the system cannot determine which one is correct.
How to fix
• Review the units listed for that property.
• Adjust either the unit number or the property grouping fields.
4. Conflicting property details
If two rows list the same property name but different addresses, the system cannot group them correctly.
How to fix
• Confirm which address is correct.
• Ensure all units under a single property share the same property level information.
5. Unsupported tags or property types
If a tag or property type does not match Platuni’s allowed options, the system will flag it.
How to fix
• Replace unsupported entries with valid options.
• Check the glossary or your template for allowed values.
6. Empty status fields
If availability status is missing, Platuni may not know whether to show or hide the unit.
How to fix
• Set each unit to vacant, occupied or under renovation.
7. Invalid rent or fee values
If rent or fees include symbols or commas that break formatting, the import will fail.

• Keep rent and fees in plain numeric format.
• Remove currency signs and commas
Final checks before importing
Before uploading your spreadsheet, make sure that:
• Each property has a complete address
• Each unit has a unique identifier
• Financial fields contain clean numbers
• Tags match allowed terms
• No rows are partially filled
• Building and floor values make sense for the structure
