Jurisdiction key details

Rent cap · Detail

No statewide limit on the amount of a rent increase; 9 V.S.A. ch.137 regulates only notice (60 days).

Deposit cap · Detail

9 V.S.A. § 4461 regulates deposit handling and return but sets no maximum amount.

Rent increase notice · Detail

A rent increase takes effect on the first day of the rental period following not less than 60 days' actual notice to the tenant.

City rules · Detail

No express preemption, but municipal just-cause or rent rules require a charter change approved by the General Assembly. Burlington's (2021 vote) was vetoed in 2022; Montpelier (2024) and Winooski (2025) charter changes are pending; none is in force.

Just cause · Detail

No statewide just cause: a tenancy may be ended without cause on 60 days' notice (90 if tenant there over 2 years) month-to-month, or 30/60 days before a written lease ends. Charter changes (Burlington, Montpelier, Winooski) are not in force.

Return deadline · Detail

Deposit (or balance with itemized statement) due within 14 days from the date the landlord discovers the tenant vacated or abandoned; 60 days for seasonal, non-primary-residence rentals. Missing the deadline forfeits the right to withhold.

Nonpayment notice · Detail

Termination for nonpayment requires actual notice with a termination date at least 14 days after the notice; the tenancy does not end if the tenant pays or tenders all rent due through the end of the rental period before the termination date.
