No statewide limit; counties, cities and towns may not control rents or fees on private residential property without express legislative approval.
Deposit cap · Detail
Title 57 ch. 17 governs deposit disposition and nonrefundable-deposit disclosure but sets no maximum amount.
Rent increase notice · Detail
No rent-increase notice statute; guidance relies on the 15-day notice-to-quit rule for periodic tenancies (§78B-6-802(1)(b)), so increases are in practice noticed 15+ days before the period ends. Fixed-term rent set by lease.
City rules · Detail
Counties, cities and towns may not enact ordinances controlling rents or fees on private residential property unless expressly approved by the Legislature.
Just cause · Detail
No just-cause requirement; periodic tenancy may be ended with a 15-calendar-day notice to quit before the end of the period; fixed terms end without notice.
Return deadline · Detail
Balance of deposit, prepaid rent and itemized deduction notice within 30 days after the renter vacates and returns possession; tenant may serve a 5-business-day cure notice, then full refund plus $100 penalty.
Nonpayment notice · Detail
Pay-or-quit notice must remain uncomplied with for 3 business days after service before unlawful detainer (version effective 2026-05-06).

A Utah landlord mailing a deposit itemization to a tenant who'd already moved out used to count on the slower, more forgiving pace of postal delivery. Since May 7, 2025, House Bill 480 lets landlords send that itemization and deposit balance electronically instead, but it also hands tenants a formal notice tool that starts a hard 5-business-day clock once served.
