key details
Rent cap · Detail
No state limit on rent increases; local governmental units may not enact, maintain or enforce any ordinance controlling the amount of rent for private residential or commercial property.
Deposit cap · Detail
URLTA deposit section (counties > 75,000 population, § 66-28-102) regulates escrow, inspection and itemization only; no maximum amount. No cap outside URLTA counties either.
Rent increase notice · Detail
No rent-increase notice statute. In URLTA counties the 30-day month-to-month termination notice is the practical floor; fixed-term rent is set by the lease.
City rules · Detail
Local governmental units are barred from any ordinance controlling rent on private residential or commercial property. No local just-cause ordinances known.
Just cause · Detail
In URLTA counties either party may end a month-to-month tenancy on 30 days' written notice before the periodic rental date (10 days week-to-week) without a ground; non-URLTA counties follow common-law/§ 66-7 notice rules.
Return deadline · Detail
No statutory refund deadline. Landlord must notify the tenant of any refund due; if the tenant does not respond within 60 days of that notice the landlord may keep the deposit (§ 66-28-301(f)). The 30-day rule in (g) limits post-move-out damage discovery, not refunds.
Nonpayment notice · Detail
URLTA counties: written notice that the agreement terminates if rent is not paid within 14 days (§ 66-28-505(a)(1)). Non-URLTA counties: 14 days' notice is sufficient notice of termination for nonpayment (§ 66-7-109(a)); shorter notice for certain conduct-based cases.

A Tennessee landlord whose current lease flatly bans tenants from keeping a firearm in their own apartment has a lease clause that stops being enforceable on January 1, 2027. Public Chapter 606 doesn't ban every rule about guns on the property, but it does take the core prohibition, keeping a lawfully owned firearm inside your own home, off the table entirely.
