Nevada Repair Order and Receivership Law 2025: Code Enforcement Process for Substandard Rentals

A Nevada multifamily owner who's let code violations sit for months, an elevator down since spring, a stairwell that's failed three inspections, now has a legal process that ends somewhere worse than a fine. Since October 1, 2025, a county or city can push a substandard property through a court process that ends in a receiver taking over, and tenants and tenant advocacy groups can bring that action too, not just local government.

Nevada Miya's Law 2025: Employee Background Check and Key Control Rules for Large Rental Properties

A Nevada property manager running a 40-unit building in Elko County who assumed this new background-check-and-key-log law only applies to sprawling Las Vegas-style complexes has the threshold backwards for a county that size. Since October 1, 2025, the trigger isn't one flat unit count statewide; it's a population-based split that catches far smaller properties outside Clark and Washoe counties than most coverage of this law suggests.

Nevada Application Fee Refund Law 2025: When Landlords Must Refund Application and Screening Fees

A Nevada landlord who collected a $65 background-check fee, ran the check, and then rented the unit to a different applicant anyway now gets asked whether that fee is owed back. Since October 1, 2025, a specific refund rule answers that question, but it only reaches a narrower situation than "refund anyone who didn't get the unit," and a separate, unconditional rule bars charging screening fees for minors at all.

Guide

Nevada All-In Rent Law 2025: Leases and Advertised Rent Must Include Every Mandatory Fee

A Nevada landlord who's listed a $1,400 unit that actually runs $1,550 once the trash fee and the online-payment surcharge land on the invoice has a lease structure that no longer works. Since October 1, 2025, rent has to be advertised and written into the lease as a single number that already includes every mandatory fee, and tenants are entitled to at least one way to pay that doesn't cost them anything extra.

Nevada Religious Display Law 2025: Landlords Can't Bar Religious or Cultural Items at a Unit's Entry

A Nevada landlord who's told a tenant to take down a mezuzah because the lease bars decorations in a shared hallway is enforcing a clause that no longer holds up. Since July 1, 2025, a landlord can't prohibit a tenant from displaying a religious or cultural item on their door or doorframe, and that rule reaches directly into existing lease language, not just future leases a landlord writes going forward.
