Jurisdiction key details

Rent cap · Detail

No statutory limit on rent or rent increases for private residential leases; rent is set by the lease (Civil Code lease title). See local_rent_regulation for the lessor-rights statute read as preempting local control.

Deposit cap · Detail

The deposit statute regulates return and accounting only; no maximum amount is set.

Rent increase notice · Detail

No rent-increase notice statute. A landlord effectively re-sets rent by giving the art. 2728 termination notice (10 calendar days before month-end for month-to-month); fixed-term rent is fixed by the lease.

City rules · Detail

Lessor's constitutional property/lease rights 'shall not be altered, abridged or diminished except by state law' - generally read as barring parish/municipal rent control; no express 'rent control' ban and no local ordinances known.

Just cause · Detail

Periodic leases end on timely notice without a ground: month-to-month at least 10 calendar days before the end of the month; longer periods 30 days; week-to-month periods 5 days. Fixed terms expire.

Return deadline · Detail

Deposit must be returned within one month after the lease terminates; if amounts are retained, an itemized statement is due within that month or within 15 days after it (Acts 2026, No. 63). Tenant must give a forwarding address at termination; abandonment exception.

Nonpayment notice · Detail

Landlord must deliver written notice to vacate allowing at least 5 days before filing eviction; the statute is a notice to vacate, not a pay-or-quit, and the tenant may waive it by written waiver in the lease.
