Jurisdiction
key details
Rent cap · Detail
No statewide limit on rent increases under the Kansas Residential Landlord and Tenant Act; political subdivisions are barred from controlling rent.
Deposit cap · Detail
Unfurnished: max one month's periodic rent; furnished: max 1½ months; pets: additional deposit up to ½ month's rent.
Rent increase notice · Detail
KRLTA has no rent-increase notice rule; an increase in a month-to-month tenancy is treated as a change of terms subject to the 30-day periodic notice (7 days week-to-week).
City rules · Detail
No county, municipality or township may enact, maintain or enforce any ordinance controlling rent for privately owned residential or commercial property (exceptions: voluntary agreements tied to incentives; government-owned property).
Just cause · Detail
Either party may end a month-to-month tenancy with written notice of at least 30 days before a periodic rent-paying date (7 days week-to-week); no reason required. Fixed terms expire.
Return deadline · Detail
Balance returned within 14 days after the landlord determines deductions, and in no event more than 30 days after termination of the tenancy, delivery of possession and demand by the tenant; itemized list required.
Nonpayment notice · Detail
If rent is unpaid and the tenant fails to pay within 3 days after written notice of nonpayment and intent to terminate, the landlord may terminate. Other material breaches: 14 days to cure / 30-day termination.

A landlord operating in Lawrence used to have to navigate a city ordinance that limited how heavily income source, credit history, or eviction history could count against an applicant. Since the law nullifying that ordinance takes hold on July 1, 2026, that local rulebook stops applying, not because Lawrence changed its mind, but because the state legislature overruled it entirely.
