key details
Rent cap · Detail
No limit on the amount; only frequency/notice rules: periodic tenancy increases at most once per 12 months (not within first 18 months) or, for prescribed landlord-association members, once per 6 months (not within first 12).
Deposit cap · Detail
Security deposit may not exceed one month's rent; only one deposit, at signing; 50% may be deferred up to 2 months after possession (s 26).
Rent increase notice · Detail
Periodic: at least 12 months' written notice, or 6 months if landlord is a member of a prescribed landlord association. Fixed term: rent rises only as agreed at signing (s 53.1) or via renewal terms noticed 2 months before term end.
City rules · Detail
Rent increases are governed exclusively by Part IV of the provincial Act (s 53: no increase except in accordance with this Part), administered by the Office of Residential Tenancies; municipalities have no rent-setting power.
Just cause · Detail
Tenancy ends only under s 55: landlord notices for non-payment (s 57), cause (s 58), end of employment (s 59), landlord's use (s 60), s 61, agreement, or ORT order. Fixed-term tenancies end on the stated date unless renewed.
Return deadline · Detail
Within 7 business days after landlord knew/should have known tenant vacated: refund with interest, or pay undisputed part and serve ORT notice of claim, holding the balance in trust 30 days. Tenant may apply within 60 days.
Nonpayment notice · Detail
Landlord may end tenancy immediately by notice once rent is 15+ days overdue; no statutory pay-to-cancel window, tenant may contest at the ORT possession hearing (s 70). Repeated late payment is separate cause under s 58.
