Toronto condos, multi-tenant houses and subsidized rentals
Three situations Toronto landlords hit most, each with its own overlay on the Residential Tenancies Act. This page helps you recognise which you're in, what evidence settles it, and where the official route is. It never infers the designation.
Condo
The Act applies in full; the corporation's declaration, by-laws and rules bind the tenant too, and the owner files a tenant notice (Condominium Act s.83, verify).
Multi-tenant house
Four or more renters sharing kitchen or bath: the Act applies to each tenancy; the city licenses the house (Ch. 575, verify); zoning varies by area.
Subsidized / RGI
Most of the Act applies; rent follows the programme, not the guideline; N6 exists for misrepresented income; the service manager is a party to some decisions.
Which one are you in?
- Is the unit in a condominium corporation?
- Do four or more renters share a kitchen or bathroom (not with the owner)?
- Is the rent set under a housing programme or by a service manager?
No overlay on these answers; ordinary rules apply.
