Before ending a Toronto tenancy
Ending a tenancy in Ontario is reason-specific: the reason decides the N-form, the notice period, any compensation, and what the LTB will ask for. This navigator identifies the route and what you'd need to establish first. It does not generate a notice.
Before you decide
- A notice on the wrong ground, with the wrong period or the wrong amount is void; the tenant stays and the clock restarts.
- If the tenant stays, eviction requires an LTB order. The application depends on the route (L1, L2 or L3); some L3 orders can be made without a hearing.
- Bad-faith N12 and N13 notices carry penalties and compensation orders.
