Jurisdiction key details

Rent cap · Detail

No limit on the amount of a rent increase; increases are restricted only by timing (once per 365 days, never during a fixed term) and notice. Emergency freeze power exists in s.14.1.

Deposit cap · Detail

Security deposit may not exceed one month's rent at the start of the tenancy, and the landlord may not require an increase in the deposit later.

Rent increase notice · Detail

Written, signed notice at least 3 tenancy months (monthly), 12 tenancy weeks (weekly) or 90 days (other periodic) before the effective date; no increase within 365 days of the last increase or start of tenancy, and none during a fixed term.

City rules · Detail

Rent and tenancy rules are set exclusively by the provincial Residential Tenancies Act and regulations; Alberta municipalities have no statutory power to set rent limits or tenancy-termination rules (none exist).

Just cause · Detail

A landlord's notice to end a periodic tenancy is ineffective unless for a prescribed reason (e.g. landlord/relative moving in, sale, major renovation, demolition) with 3 tenancy months' notice (monthly). Fixed terms end on their date without cause.

Return deadline · Detail

Refund-or-account: within 10 days after the tenant gives up possession, return the deposit or balance plus a statement of account; if deductions can only be estimated, an estimated statement within 10 days and final balance/statement within 30 days.

Nonpayment notice · Detail

Landlord may serve a 14-day termination notice for substantial breach (incl. unpaid rent); it must state the tenancy continues if all rent due is paid by the termination date, and is void if the tenant pays before then. Court/RTDRS is an alternative.

When a Tenant Breaks Condo Rules in Edmonton, Is the Landlord Responsible?

An Edmonton owner opens a notice addressed to their tenant. It alleges a bylaw breach for a loud Saturday night, names a possible $500 sanction, and gives three days to respond. Can the corporation do that, will the owner end up paying, and can the lease push the cost back? Each has its own answer.

Guide

Can an Edmonton Condominium Corporation Require Tenant Approval or Registration?

An Edmonton owner signs a lease and the condo manager sends a "tenant registration package": photo ID copies, proof of income, a credit check, and a processing fee, with fob activation to follow board approval. The tenant is already paying rent. The owner has to decide whether any of this is something the corporation can actually require.

Guide

Can an Edmonton Condominium Corporation Restrict Long-Term Rentals?

An Edmonton owner is about to list a one-bedroom and finds a bylaw saying no more than 20 percent of units may be rented. A neighbour says the board will enforce it. The property manager says it can't. Alberta's Condominium Property Act backs the manager for ordinary leases, yet an Edmonton court decision shows where the protection stops.

When a Tenant Breaks Condo Rules in Calgary, Is the Landlord Responsible?

A Calgary owner gets a copy of a notice addressed to their tenant: a bylaw breach for a Friday-night noise complaint, a $500 sanction, and three days to respond. Can the corporation really do that, can it bill the owner instead, and can the lease push the cost back? The answers are more specific than most owners expect, and they changed in 2026.

Renting a Condo in Calgary: What Move-In Rules Can the Condo Corporation Require?

A Calgary owner signs a lease on a Friday. By Monday the tenant wants to move in on Saturday, the manager says the elevator is booked for two weeks, a move deposit is due, and the tenant's dog is not on any approved list. Three rulebooks are colliding: the building's, the lease's, and the province's.

Renting a Condo in Edmonton: What Move-In Rules Can the Condo Corporation Require?

An Edmonton owner is two days from handing over a downtown condo. The tenant has a cat, the manager wants a move deposit, the listed parking stall has no number, and nobody has booked a walkthrough. One of those gaps can cost the owner the right to deduct anything at all.

Alberta Security Deposit Interest Rate 2026: Landlords Owe 0% Interest on Tenant Deposits

An Alberta landlord who paid tenants interest on security deposits for 2 straight years, 1.6% in 2024, 0.5% in 2025, now owes nothing on deposits held during 2026. The province's annually recalculated interest rate, tied to a specific ATB Financial GIC benchmark from the prior November, landed at exactly 0% for the current calendar year.

Calgary Security Deposits, Fees and Interest: Key Questions

A landlord charges a full month's security deposit, then adds a separate refundable pet deposit because the tenant has a dog. Both look reasonable alone. Together, they're very likely illegal, because any refundable charge in Alberta counts toward the same one-month cap, whatever it's called on the lease. This guide walks through that combined-cap trap, the real difference between a refundable deposit and a genuinely non-refundable fee, trust-account handling requirements, the annually recalculated interest rate, and why skipping a proper inspection report forfeits a landlord's right to deduct for cleaning or repairs at all, regardless of actual damage.
