San Francisco deposit interest and disposition planner

The 21-day clock from move-out, the itemized statement, and San Francisco's annual deposit interest at the Rent Board rate for each year the deposit was held. Deductions are entered as claims and shown separately; the planner never labels one lawful, and disputed sums stay out of the arithmetic.

Deposit facts

Small-landlord exception: qualifying ownership, no more than two rental properties and four units; service members retain the one-month cap. Verify collection-date limits and any rent-board fee offset. Annual interest already paid is excluded from the refund.
