Prepare a rent increase in San Francisco

Six stages, and the first two decide everything: which rent-limit regime covers the unit (Ordinance, state Act, or neither), and — for Ordinance units — whether the Rent Board has issued a rent increase licence for it. Then the anniversary date, the amount, the §827 notice and how you'll serve it, and the file. Banked increases, passthroughs and petitions are named as separate routes, never folded in.

Preparation0 of 6 stages

Preparation only. Nothing is saved to an account.

Stage 1 of 6

Establish the rent-limit regime

Three separate questions: does the Rent Ordinance limit the rent (pre-June-1979 multi-unit building, not a single-family home or condo), does the state Tenant Protection Act apply, or neither? From the certificate of occupancy and the lease, not the postcode.
